This ranch is one of a kind. It is unbelievably beautiful. If you ever see this place you'll never want to leave it. I would consider this place to be one of the most scenic ranches in the Western United States. The ranch is located reasonably close to town but still makes you feel like you have your very own Yellowstone Park. You can enjoy complete solitude out there whether your looking at Devils Tower from the Rocks or down in Loafman Park along Miller Creek or relaxing among the aspens on the edge of Bushnell Meadows.

Location~
The Fair Ranch is located in the Bearlodge Mountains of Northeastern Wyoming. The ranch is 8 miles West of Sundance, Crook County Wyoming. Crook County Road #8 services a private driveway. The access road from the county road into the property is gravel for approximately 1 mile.
The nearest town is Sundance, Wyoming which has a population of about 1200 people. Sundance is the County Seat for Crook County and is located on Interstate 90.

Acreage~
The property consists of 2360 acres of deeded land.
Note~
Acreage figures were obtained from the Crook County Court House, this property has not been recently surveyed. Also the ranch adjoins about 2200 acres of public land. there is great access to this public land from the ranch but very limited access for the public.

Terrain~
The elevation is in the range of 4800 to 5700 feet above sea level. As you enter the ranch from the East you cross some
beautiful mountain meadows lined with aspens and oak trees and also pine. The property runs North and also drops down on South Miller Creek. As you travel farther North you end up on a high ridge with views of Warren Peak and Devils Tower. From there you can also see Sundance Mountain, Inyan Kara Mountain, Black Buttes, and the Black Hills. Traveling West and dropping into Lost Lake which is a small natural water hole that is spring fed with year round live water. From Lost Lake you travel South across a timbered plateau and then drop down into a deep canyon with a heavy spring and lots of pine aspen,oak and willows. At the mouth of the canyon you hit South Miller Creek. There is approximately 21/2 miles of Miller Creek running through the property. At this point you come to Loafman Park which is a big open meadow with the creek flowing through the millde of it. From there going South you climb a switchback trail up to the South end and there is where the Rocks are located. The Rocks is a granite formation high on a mountain
top with fantastic views and benches of boulder fields stepping down the mountain. The Rocks show up on USGS maps.

       

Water~
The ranch is very well watered. The property has 1/4 mile of Miller Creek on the East boundary. There is a nice spring fed dam on the Bushnell Meadows. Lost Lake is a spring fed water hole located on the North end of the ranch. There is a heavy spring in the deep canyon that keeps some beaver dams full and then runs live year around down to Miller Creek. Miller Creek flows through Loafman Park and flows West for a couple miles to the West boundary. There is also a good spring just west of the Rocks.

Wildlife~
There is an abundance of wildlife on this place. The current owner receives a landowner Elk tag and the ranch should qualify for 1 or 2 more land owner Elk tags. Many Elk reside here year round. The whitetail deer hunting is world class quality as this county is well known for its whitetail hunting. Turkey are also abundant and there is a spring turkey season and a fall Turkey season. Archery Elk season begins September 1 and goes until October 15. Rifle season begins October 15 and goes until December 15th. Deer season is the whole month of November.

      

Recreation~
The ranch is great for horse back riding, hiking, hunting, & snowmobiling. There are groomed snowmobile trails within 5 miles of the ranch plus open meadows and many logging trails to snowmobile on. Various events take place during the summer in the nearby communities, such as rodeos,bike rallies, car rallies, fairs,and air show just to name a few.
Deadwood SD is 50 miles from the ranch and has many casinos and lots of entertainment venues.

Taxes~ $1798.40

Fences and Boundaries~
3 miles of new fence was built in 2009 along the Eastern Boundary of the ranch. The rest of the fence on the ranch varies from fairly new to very old.
Typically fences are put in for convenience and may not follow the legal description. The Seller's making known to all potential buyers that there are variations between the location of the existing fence boundary lines and the legal description of the deeded property. Seller makes no warranties with regard to the location of the fence lines in relationship to the deeded property lines, nor does the Seller make any warranties or representations with regard to the specific acreage contained within the fenced property lines. Seller is selling the property in an “as is” condition, which includes the location of the fences as they exist.
